LEDO developed a preliminary concept and completed a Market
Analysis and Feasibility Study and Development Strategy for
the City of El Mirage for a 200 acre re-development project
at the gateway to the City.
This project is an innovative mix of leisure, entertainment,
dining, shopping and hospitality components. It is a lifestyle,
entertainment retail district, set in a festive, high quality,
high energy environment that is geared to both residents and
tourists.
The Phipps Conservatory - Guest Experience
Audit
LEDO was engaged by the Phipps Conservatory and Botanical Gardens
to conduct an independent audit of its operation and to provide a
set of recommendations intened to enhance the overall guest experience.
Our work effort included an evaluation of the facilities, operating
policies and procedures, staffing and training, as well as organization
structure, functions and responsibilities.

LEDO was contracted by Riverhead Resorts LLC to develop the concept
and master plan for this 740 acres destination resort project in
Riverhead, Long Island, New York. LEDO has also been contracted
to be the program manger to guide and direct all development and
pre-opening activities for the project, as well as to be the post-opening
manager of the resort. Ownership has concluded a contract with the
Town of Riverhead for purchase of the land, has completed its due
diligence period and is currently beginning the entitlement process.
Opening is scheduled for Spring 2013.
We have completed preliminary concept development, story development
and a preliminary conceptual site plan to be submitted to begin
the entitlement and environmental approval process.
The Coney Island Experience Museum
LEDO was retained by Tower Entertainment Inc. of New York to complete
a Site and Feasibility Validation Study of their preliminary business
plan for a proposed Coney Island Experience Museum, to be located
in Manhattan, New York. LEDO’s assignment was to review and
evaluate the vision and concept, including the overall theme, components
and entertainment program mix, as well as operating and capital
costs and to both validate and confirm this concept and preliminary
business plan, or to modify the ideas and direction, as necessary,
to establish a sustainable operational and economic model for the
project.
The Coney Island Experience Museum is planned to be an interactive
“edutainment” attraction that uses Tower Entertainment
Inc.’s over 4,000 artifacts of Coney Island’s history
and heritage to engage and entertain visitors. A number of preferred
site locations in the Midtown area of Manhattan had been identified.
